About Larry H. Haber, Chief Executive Officer

In addition to being managing partner of the commercial real estate department of the bi-coastal law firm Abrams Garfinkel Margolis Bergson, LLP, Larry Haber is the Chief Executive Officer and founder of Colgate Real Estate Advisors LLC. In addition to maintaining a law practice for nearly 25 years, in 1996 Larry was a co-founding partner of a full service commercial real estate firm specializing in the development, ownership, management, turn-around and leasing of commercial and high-rise residential properties.  Until he moved on in 2007, as its General Counsel and Chief Administrative Officer, Larry’s primary responsibilities were the review, preparation, negotiation and analysis of commercial leases, construction, purchase, sale, operating, acquisition, AIA and employment agreements as well as loan documents and other related commercial agreements. Ancillary to the aforesaid legal responsibilities, Larry was intimately involved-on the business side-in the acquisition, renovation, leasing and management of the firm’s portfolio, including the upgrading and repositioning of the properties in the then emerging markets of Newark and Harlem (including the building where Former President Bill Clinton still maintains his office).  Additional responsibilities included advising landlords, tenants and clients, as applicable, concerning purchases, dispositions, leasing, property management and value enhancement strategies.  Other areas of expertise consist of commercial and residential real estate closings, including the representation of lenders in loan transactions and the representation of various national entities in leasing and sale transactions. In the 1990’s, Larry played an integral part in representing institutional purchasers of distressed real estate loan portfolios.  Responsibilities included oversight of the receiverships pertaining to the underlying real estate, restructuring and workouts of the office and retail leases and, from a legal perspective, supervision of the due diligence and property management ancillary thereto.

Having sat in all seats at the commercial leasing table, it is Larry’s firm belief that he and his team have an increased business understanding of the mindset of all parties to a transaction, and consequently, a competitive edge that will only enhance his client’s bargaining position.

Larry, a licensed attorney, certified public accountant and real estate broker, lives on Long Island with his wife and their four sons. In addition to his passion for them, his work, sports and music, Larry devotes a significant portion of his energy co-chairing and actively participating in charitable programs focused on raising awareness, tolerance, acceptance and sorely needed funds for children with autism (www.facebook.com/BraveGoals4Autism & www.ayabany.org). Neil B. Garfinkel is a graduate of Cornell Law School, where he specialized in the study of Business Law and Regulation and served as an Editor of the Cornell International Law Journal.  Mr. Garfinkel received his Bachelor of Arts degree from the State University of New York at Albany, where he graduated Summa Cum Laude and was elected to Phi Beta Kappa.  Prior to forming the predecessor to AGMB, Neil B. Garfinkel was an associate in the Real Estate Department of the law firm of Proskauer Rose Goetz & Mendelsohn.

Mr. Garfinkel is the partner-in-charge of AGMB’s real estate and banking practices.

Neil B. Garfinkel’s legal experience is diverse and his practice focuses on all aspects of commercial and residential real estate, title and banking and lending law.  He further advises clients on trust and estates issues and elder law issues as those issues relate to real estate and lending transactions.

Mr. Garfinkel’s clients include national and international banks, mortgage bankers, mortgage brokers, real estate brokers, real estate developers, condominium associations, cooperative corporations, landlords, tenants, title companies, borrowers and purchasers and sellers of residential and commercial real estate.

Neil B. Garfinkel serves as Residential Counsel to the Real Estate Board of New York (“REBNY”), New York City’s leading real estate trade association.  In addition to counseling REBNY on the vast array of laws and regulations that affect the real estate brokerage community, AGMB hosts the REBNY Legal Line, a daily legal hotline provided exclusively for residential members of REBNY.

Through his affiliation and participation with REBNY and the Long Island Board of Realtors (“LIBOR”), where he is an active member of LIBOR’s Legislative and Common Interest Ownership Committees and serves as the Co-chairperson of LIBOR’s Legal Assistance Committee, he has become acutely aware of the many issues that face his real estate broker clients on a daily basis.  Accordingly he counsels his clients on commission disputes, licensing and disclosure requirements, agency issues, employment and wage laws, strategic alliances and affiliated business relationships and disciplinary actions instituted by governmental entities.  Mr. Garfinkel is also a member of the New York State Association of Realtors and the National Association of Realtors.

Mr. Garfinkel similarly counsels his mortgage banking and mortgage broker clients on all aspects of their businesses.  His expertise in cooperative corporation law has enabled him to assist national lending institutions in creating cooperative loan programs in New York.  Furthermore, Mr. Garfinkel has traveled extensively throughout the country to provide training programs to the employees of his banking clients.  He maintains a strong knowledge of the requirements of the secondary mortgage market, which enables him to ensure that the loans closed by AGMB are saleable.  Furthermore, Mr. Garfinkel has counseled his clients on loan portfolio acquisitions and sales.   He is well versed in the complex areas of federal and state licensing and lending laws and assists his clients in obtaining banking and broker licenses, as well as structuring affiliated business relationships under the Real Estate Settlement Procedures Act.  Mr. Garfinkel sits on the board of directors of the Empire State Mortgage Bankers Association and is a member of the New York Association of Mortgage Brokers, the Community Mortgage Bankers Forum, the Mortgage Bankers Association of New York and National Association of Mortgage Brokers.

Neil B. Garfinkel’s practice has become increasingly focused on the real estate and financing needs of the “senior” community.  He has represented reverse mortgage lenders for many years and he has witnessed the reverse mortgage product evolve into an important financial option for seniors.  He assisted the nation’s largest reverse mortgage lender in creating one of the only reverse cooperative lending programs in the country.  Mr. Garfinkel maintains the prestigious CSA (Certified Senior Advisor) and SRES (Senior Real Estate Specialist) designations and is a member of the National Reverse Mortgage Lenders Association.

Mr. Garfinkel serves as general counsel to a real estate investment firm and a title company, where he advises these companies on legal and business issues on a daily basis.  This unique combination of knowledge and experience enables him to better serve his many clients and address their needs from a multi-faceted perspective.

Mr. Garfinkel enjoys teaching and speaking about a variety of real estate, title and lending topics.  He is certified by the New York Department of State as an instructor of real estate courses, and frequently teaches at REBNY, LIBOR and the Real Estate Training Center.  He has appeared on various television shows, including the CBS Local News, CNBC, Bloomberg News and New York 1 News. He has appeared on nationally syndicated radio, has been published in the REBNY Reporter, the Realtor, is a contributing editor to a training manual for the real estate broker community, and has been quoted in the New York Times, Wall Street Journal, Newsday, Reuters, AP, Dow Jones, Forbes.com, Bankrate.com, CNN.com, as well as numerous other publications.

Mr. Garfinkel is also a member of the New York State Bar Association, the Cornell University Real Estate Council, the Cornell Club of Long Island and is a past president of the Little Neck Jewish Center.  He resides in Great Neck, New York with his wife and two children.

Matthew B. Meisel is an associate in AGMB’s real estate practice. In the real estate practice, Matt represents both purchasers and sellers in all facets of residential real estate transactions. In connection with AGMB’s role as Residential Counsel to the Real Estate Board of New York (“REBNY”), Matt researches and advises real estate brokers on various real estate issues and laws affecting real estate brokers in New York. Furthermore, Matt assists AGMB with transactional matters on behalf of its brokerage and corporate clients by drafting and reviewing various contracts and corporate documents.

ivanAbout Ivan F. Sperber

Ivan F. Sperber is an associate in AGMB’s real estate practice. He is experienced in representing purchasers and sellers in all phases of residential real estate transactions. Additionally, Ivan assists AGMB in its role as Residential Counsel to the Real Estate Board of New York (“REBNY”) by advising real estate brokers on a wide variety of legal issues affecting the real estate brokerage community. Ivan resides in Brooklyn, New York with his wife and two children.

About Anna McCombs, Associate Broker

Anna has been a New York State Licensed Real Estate Broker for the better part of a decade. She joined Colgate Real Estate Advisors LLC in 2010 and is an established member of our commercial leasing team. Her primary focus centers on the office, medical, retail sales and leasing markets of New York City and Long Island. Anna also assists buyers and sellers in the acquisition and disposition of commercial real estate.

Anna has developed a strong reputation in the marketplace for her ability to apply her years of successful business acumen into each and every transaction. Her goal is to make the buying, selling and/or leasing process as seamless as possible. As testament to a job well done, much of her business is repeat business from satisfied clients and referrals.

Anna received her B.A. from Hunter College, where she studied sociology and chemistry, and her J.D. from Hofstra University School of Law.

bryanAbout Bryan Etter

Bryan Etter has been a member of our commercial leasing team since October 2012.  Mr. Etter came to us with an educational and working background in both Law and Finance, by which he provides us a high degree of versatility and insight into several aspects of our business.  Due to his involvement with several legal organizations while in law school, along with his participation in Tulane Law School’s Sports Law program, Mr. Etter had previously acquired a level of expertise in matters related to contract law which he has been able to build upon during his time at Colgate.

Since joining our team, Mr. Etter has gained extensive experience and expertise in drafting commercial leases, construction contracts and social media marketing, among other areas.  He is immersed in the city’s real estate business, and enjoys acquiring new knowledge of its various transactional components each day.

Mr. Etter lives in southern Connecticut with his wife.  His passions include his family, sports and exercise, and developing himself as an attorney.

About David Weitzer, Associate Broker

David has worked in the real estate industry since 2001, focusing primarily on commercial real estate brokerage and property management in Manhattan.

As a property manager, David has independently supervised and coordinated all facets of operation, administration, management and maintenance associated with full-service residential properties.

Prior to entering the field of property management, David worked as a salesperson for Weichert Commercial Brokerage, specializing in commercial/industrial real estate in the northern New Jersey market, handling lease, sublease, acquisition and disposition assignments in the warehouse and distribution, manufacturing, assembly, research and development sectors.

David also has first-hand experience in ownership of properties including a 215,000 square foot industrial center with multiple tenants and a 103-acre commercial real estate investment property.

David graduated summa cum laude and Phi Beta Kappa from Brandeis University in 1994 with a degree in Politics and American Studies. He holds a juris doctorate degree from The George Washington University as well as a master’s degree in public administration. He has worked for a variety of agencies and organizations in the public sector including the General Services Administration, the U.S. House of Representatives Committee on Commerce and the Assassination Records Review Board.

David is a New York State certified Real Estate Instructor and licensed Real Estate Salesperson. He lives in Manhattan and is a proud member of the Colgate Real Estate Advisors team.

About Abigail Pugliese

Abigail Pugliese is the newest member of our commercial leasing team.  Ms. Pugliese graduated cum laude from Brooklyn Law School in 2013 and took the New York State and New Jersey State bar exams in July 2013.  Ms. Pugliese acquired a vast knowledge of real estate law through her undergraduate Real Estate minor, and through attaining a Real Estate Certificate at Brooklyn Law School.  During law school, she learned about both commercial and residential real estate transactions and litigation through internships at CBRE, Barton LLP, the New York State Office of the Attorney General in the Real Estate Finance Bureau, and the Housing Partnership Development Corporation.  Most recently, Ms. Pugliese was a contributing author on ReFinBlog.com, writing about developments in the real estate finance industry.

Sean Haber is an undergraduate student at Ohio State University, where he majors in Economics.  Using Economics as his foundational skillset, Mr. Haber has left no stone unturned in his dedication to learning the real estate business.  His seasonal work as part of our team, along with his office clerk positions at Abrams Garfinkel Margolis Bergson, LLP and The Witkoff Group, has culminated in Mr. Haber’s development as an up and coming “player” in the real estate business, and a true asset to our team.

Mr. Haber has acquired extensive working experience in canvassing potential tenants for lease reviews, audits and restructurings, analyzing commercial leases, preparing lease abstracts, assisting in company bookkeeping and obtaining market data of tenants in commercial buildings to grow our business.  Mr. Haber also has the distinction of obtaining his NYS Real Estate Salesperson license while in school.

Mr. Haber lives in Columbus, OH during the school year, and in Woodbury, NY with his family otherwise. His passions include spending time with his family, sports and committing himself to various community service ventures. Sean is the co-founder and co-chairman of the Ascent Youth Alliance to Battle Autism, and served as the Associate Director, Associate Producer and Co-Writer for the film “MAKING A DIFFERENCE: The Ascent Youth Alliance to Battle Autism,” which won Best Educational Short Documentary in the 2010 NY International Independent Film and Video Festival. The film, featuring his younger brother, was produced primarily to raise awareness as to the issues and impacts of Autism, and to educate viewers so that they may find themselves in a more informed position to positive influence those affected by the developmental disorder.
